  1. introduction

These Terms & Conditions (“T\&C”) set out the rights and obligations of any person making a reservation with Stays Uniq Ltd. (“Stays Uniq”, “we”, “our” or “us”).


By booking accommodation operated by Stays Uniq, you agree to be bound by these T\&C, which form part of the legally binding contract between you and Stays Uniq.


Unless expressly agreed in writing, no special conditions shall override these T\&C. We may update these T\&C from time to time without prior notice; the version in force at the time of your booking will apply.


Accommodation provided by Stays Uniq is for short-term holiday use only and cannot be used as a primary residence.

  1. Definitions

For the purposes of these T\&C:

“Apartment” – any property managed or operated by Stays Uniq that is available for booking.

“Base Rate” – the rental price for the apartment per night, including utilities, linens, towels, and VAT, but excluding cleaning fees, tourist tax, and optional extras.

“Booking Confirmation” – the written confirmation from Stays Uniq confirming your reservation.

“Client” – any natural person aged 18 or over making an individual booking for personal use.

“Reservation” – the confirmed booking of an apartment for a specific date range, with payment made in accordance with these T\&C.

“Site”www.staysuniq.com and any other online booking channel operated by Stays Uniq.

  1. eligibility

Only persons aged 18 or over may make a booking.

Guests under 18 must be accompanied by a legal guardian.

Group bookings (more than 5 apartments or 15 guests) must be arranged directly with Stays Uniq via info@staysuniq.com and are not bookable online.

  1. Lenght of stay

Bookings are accepted for stays up to 90 nights.

All stays are considered short-term holiday lets under Maltese law.

Stays longer than 28 nights may require a seasonal rental agreement and additional documentation.

  1. How to book

You may book accommodation via:

The Stays Uniq website;

Third-party platforms (Airbnb, Booking.com, VRBO);

By contacting us directly via email or phone.

For direct bookings:

We will confirm availability and send a payment request (Stripe or bank transfer).

Full payment is required to confirm the booking.

A booking is only confirmed once you receive written confirmation from Stays Uniq.

  1. Rates & what's included

6.1

Included in the Base Rate:

Fully furnished apartment rental

Utilities (water, electricity, Wi-Fi)

Linens, towels, and basic toiletries

Final cleaning after departure (see 6.2.)

6.2

cleaning

A €60 cleaning fee applies to each booking.

Additional cleaning services are available on request for an extra charge.

The apartment must be left in a reasonable state; excessive cleaning may result in additional charges.

ECO Contribution (€0.50 per person per night, capped at €5 per stay, guests aged 18+) — collected separately.

Concierge services and other optional extras.

  1. security deposit

Airbnb / Booking.com: No separate deposit (platform damage policy applies).

VRBO: €250 refundable deposit.

Direct bookings: We may require a refundable deposit, amount specified at time of booking.

Deposits are released within 7 days after departure if no damage, missing items, or excessive cleaning is noted.

  1. Payment terms

Direct bookings: Full payment required at booking (Stripe or bank transfer).

Third-party bookings: Payments handled according to platform rules.

All amounts are in Euros (€) and include VAT.

  1. cancellation policy

14+ days before arrival: 100% refund

7–13 days before arrival: 50% refund

Less than 7 days before arrival: No refund

All cancellations must be sent in writing to info@staysuniq.com. Refunds are processed within 7–10 business days.

Non-refundable rates (when selected) are charged in full at booking and are not eligible for refunds.

  1. If we cancel

If we are unable to provide the booked apartment (e.g., due to maintenance, safety issues):

We will offer an alternative of equal or higher standard at no extra cost, or

Provide a full refund if no suitable alternative is available.

  1. Check-in & Check-out

Check-in: From 3:00 PM

Check-out: By 11:00 AM

Early check-in: Subject to availability; charged at the previous night’s rate.

Late check-out: Until 3:00 PM, charged at 50% of nightly rate (full rate during high season). After 3:00 PM, full nightly rate applies.

Apartments use keycard access; lost keycards may incur a replacement fee.

  1. house rules

Smoking: Prohibited inside; permitted on balconies only with doors closed.

Pets: Not permitted, except certified service animals (documentation required).

Parties/Events: Strictly prohibited.

Noise: No loud noise between 10:00 PM and 9:00 AM; respect building rules.

Occupancy: Maximum as stated in booking; no unregistered guests allowed.

Doors and windows must be locked when leaving the apartment.

  1. congierge & Third-party services

Concierge-arranged services (transfers, private chefs, tours, etc.) are provided by third-party suppliers.

Stays Uniq acts only as an introducer and is not liable for the delivery, quality, or safety of these services.

  1. Wi-fi usage

Free Wi-Fi is provided for personal use. Guests must not use the service for unlawful purposes, including copyright infringement. Any illegal activity may be reported to the authorities.

  1. Access for maintenance

We or our service providers may enter the apartment during your stay to perform urgent maintenance, repairs, or cleaning.

  1. Photography

Guests may take photographs for personal use only. Commercial photography or marketing use requires prior written consent from Stays Uniq.

  1. Liability

Stays Uniq maintains liability and property insurance in accordance with industry standards.

We are not responsible for loss, theft, or damage to guests’ belongings.

We are not liable for interruptions in utilities or internet service beyond our control.

  1. Force Majeure

We are not liable for any failure or delay in performing our obligations under these T\&C if caused by events beyond our reasonable control, including but not limited to: natural disasters, pandemics, government restrictions, strikes, utility outages, or acts of war. In such cases, we will make reasonable efforts to offer alternative arrangements.

  1. complaints

Complaints must be submitted in writing to info@staysuniq.com within 7 days of departure. We will respond as soon as possible.

  1. Governing law & Jurisdiction

These T\&C are governed by Maltese law. Any disputes will be subject to the exclusive jurisdiction of the courts of Malta.

  1. Principles of Interpretation

Headings are for convenience only and do not affect interpretation.

If any provision of these T\&C is found invalid or unenforceable, the remaining provisions remain in effect.

In the event of conflict between these T\&C and the booking confirmation, the booking confirmation prevails.
